Damage to a Shingle Roof

Q. How can I tell if there is any damage to my roof?

A. There are many types of damage that can occur to your roof. You could have hail damage which will look like little or big (depending on the size of the hail) holes or dimples in your shingles. There can also be wind damage on your roof, you will be able to see some of your shingles missing or raised up from the wood. Depending on the age of your, it might just be time for a new roof. The best way to see if you have damage is to have Spartan Roofing come out and inspect your roof for free.

Q. What options do I have to reroof my home?

A. There are two options for a roof replacement. The best option is a complete roof replacement. In this process all shingles are taken off of your roof and the wood is inspected for damage. If there is damage to the plywood it will be replaced and new shingles will be put on your roof. The second option is to recover your roof. In this process the roofers just shingle over the current roof. Although this is the cheaper way to replace your roof, you will not be able to see if any damage has been done to the wood underneath the shingles and if there is damaged, it will not be replaced. Spartan Roofing does not recommend recovering your roof and does not warranty the practice either. In some places it isn’t even up to code.

Q. What will a new roof cost?

A. A new roof replacement cost depends on quite a few different factors. The size of your home is one factor. It will be more expensive to reroof a 5,000 Sq. Ft house than a 1,000 Sq. Ft home. It also depends on how many ridges and valleys and wether it is a one-story or two-story home. The materials that you chose always in have an impact on the price. There is also the market value which includes labor and materials. Some markets are cheaper than others. The last thing that can make a big difference is who you hire to reroof your home.

Q. I have received multiple estimates and they vary greatly. Why is this?

A. We all know that saying “Too good to be true”, this is also true with roofers and contractors. Make sure that your Roofing company is insured and ask for references. This is your home and you have the right to ask all the questions that you need. Also, some roofers will use sub-par materials and maybe not even do a complete roof replacement and will just do a recover. If you have any questions ask the Roofing Specialist to explain it to you. Again, trust your gut, this is your home and deserves the best care available.
